Lake Homes: Lake Burton, Lake Rabun and Lake Seed

Rabun County’s three mountain lakes are some of the most sought-after water in Georgia. All three were created by the chain of dams on the Tallulah River, and their clear water, wooded shorelines and mountain views make them very different from the big reservoirs farther south.

Lake Burton

The largest of the three at about 2,775 acres with 62 miles of shoreline, Lake Burton is known for its boathouses, quiet coves and long-time lake families. Moccasin Creek State Park sits on its shore. Lakefront homes here range from classic cottages to large custom homes, and lake-view and lake-access homes offer a more affordable way in. See more on our Lake Burton real estate page.

Lake Rabun

Lake Rabun, about 835 acres near Lakemont, has a historic, old-mountain-lake character, with many cottages and boathouses that have been in the same families for generations. Lakefront homes come on the market less often, so it pays to have an agent watching for you.

Lake Seed

The smallest of the three, Lake Seed is quiet and secluded, a favorite of buyers who want peace on the water more than a busy boating scene.

Buying Lake Property

When you shop for lakefront or waterfront property in Rabun County, ask about dock and boathouse rules, shoreline permits, water depth at the dock, and how the lot is affected by seasonal lake levels. Georgia Power owns the shoreline of these lakes, so any new dock, boathouse or seawall needs a Georgia Power permit, and lot width and age affect what you can build (see Georgia Power shoreline management). Off the water, look for lake-view homes and lots with deeded lake access or a shared community dock. Chip’s family has been on Lake Burton since the 1970s, and he’s glad to walk you through it.

Rabun County Land for Sale

Rabun County land for sale is one of the most searched types of property in the county, and for good reason. You’ll find wooded building lots in mountain communities, acreage with creeks, trout streams and long-range mountain views, pasture and farmland in the valleys, and large tracts for privacy, hunting or recreation. The best listings spell out the details buyers look for: a cleared build site, a completed soil test for septic, underground power at the road, a paved entrance and year-round views.

Some land is in neighborhoods with an association and building guidelines, and some is unrestricted, which gives you more freedom in what you build and how you use it. Chip currently offers 6.66 creekside acres in Westwind Farms, Rabun Gap, and has helped many buyers find the right piece of mountain land.

Tips for Buying Land in Rabun County

  • Septic: Most land outside town needs a septic system, which requires a soil evaluation and county health department approval. Check early.
  • Water: Ask whether public water is available or whether you’ll need a well.
  • Access: Look at the road to the property and the driveway route, especially on steep mountain land.
  • Restrictions: Read any covenants or association rules, and ask whether the land is restricted or unrestricted.
  • Survey and plat: Make sure you know exactly where the lines are.

Restrictions, HOAs and Short-Term Rentals

Two Rabun County properties that look alike can come with very different rules, so ask about these before you fall in love with a place:

  • Unrestricted land vs. deed restrictions: Unrestricted land, or land with no deed restrictions, gives you the most freedom for a homesite, a barn, a small farm or a future subdivision. Restricted land and planned communities set minimum home sizes, building styles, and rules on outbuildings, RVs and animals, which many buyers like because they protect property values.
  • HOA or no HOA: Some neighborhoods have a homeowners association that maintains private roads, gates and amenities for an annual fee. Others have no HOA, only a road maintenance agreement, or nothing at all. Ask for the covenants, the budget and the current dues.
  • Short-term rentals: Rabun County regulates short-term rentals through its zoning ordinance, which calls for a short-term rental permit from Planning & Zoning, and owners must collect the county’s lodging tax. The City of Sky Valley has its own short-term rental ordinance, and many communities limit or prohibit rentals in their covenants. If rental income matters to you, check all three before you buy. See the Rabun County government website for current rules.
  • Club memberships: Some golf and gated communities require a club membership, and others make it optional. Factor it into your yearly costs.

Mountain Homes, Log Cabins and Motor Coach Lots

Beyond the lakes and land, Rabun County offers every kind of mountain home. Log cabins tucked in the woods, chalets with long-range views, newer homes in golf communities and classic farmhouses in the valleys all come on the market throughout the year. Recent examples from Chip’s own listings include a 2016 log cabin in Rabun Gap’s Wolffork Valley and two wooded lots in Sky Valley.

Rabun County is also a favorite with motor coach owners. River Vista RV Resort in Dillard offers owned RV lots in the mountains, a seasonal home base for touring the Southern Appalachians.

Living in Rabun County, GA

Life in Rabun County moves at a mountain pace. Summers are noticeably cooler than in Atlanta, fall color is spectacular, and winters bring the occasional dusting of snow on the peaks. Neighbors know each other, local restaurants and shops are full of character, and the outdoors is never more than a few minutes away.

Schools

Rabun County public schools serve the county. Two well-known private schools are here too: Rabun Gap-Nacoochee School in Rabun Gap and Tallulah Falls School in Tallulah Falls, both boarding and day schools.

Shopping, Dining and Services

Clayton is the county’s hub for groceries, restaurants, shops, medical care and services, and Dillard adds more dining and shopping along US 441. Highlands and Franklin, NC are close by for even more choices.

Cost of Living

Many buyers find Rabun County’s cost of living attractive compared with metro Atlanta, especially for the amount of land and natural beauty you get. Costs vary a lot by area and property type, so Chip will walk you through property taxes, insurance, utilities and any association fees for each home you consider.

Getting Here

Rabun County is roughly two hours from metro Atlanta, and within a few hours of Greenville, SC, Asheville, NC and Chattanooga, TN. The closest major airports are Atlanta Hartsfield-Jackson, Greenville-Spartanburg and Asheville Regional.

Outdoor Recreation in Rabun County

Golf, Gated and Fly-In Communities

If golf or a gated setting is on your list, Rabun County has options. Sky Valley, Georgia’s highest city, offers mountain golf along with tennis, pickleball and a pool through optional club memberships. The Waterfall Club near Lake Burton is a private, gated golf community. Pilots can look at Heaven’s Landing near Clayton, a private fly-in community with its own runway, where some lots allow a home and hangar together. Several smaller neighborhoods around the county offer private roads, community amenities and building guidelines that protect property values.

When you compare communities, ask about membership requirements and fees, association dues, short-term rental rules and what’s included. Chip can lay out the differences side by side so you can choose the community that fits the way you want to live.

Four Seasons in the Mountains

Spring brings wildflowers, rushing waterfalls and the first warm days on the lakes. Summer is the season Rabun County is famous for, with cooler mountain air, boating on Lake Burton and evenings on the porch. Fall paints the ridges red, orange and gold and fills the roadside markets with apples and pumpkins. Winter is quiet and cozy, with long views through the bare trees, fires in the fireplace and the occasional snow on the peaks.

Weekend Home or Full-Time Living

Many buyers start with a weekend or summer home and later move to Rabun County full time. Others come here to retire, to work remotely with a mountain view, or to raise a family in a small-town setting. Whatever your plan, think about how you’ll use the property: drive time from home, winter road access, internet service, and whether you might rent it when you’re away. Chip will help you match the property to the way you plan to live.

Who Rabun County Is Best For

  • Lake lovers who want clear mountain water instead of a big reservoir
  • Atlanta-area families looking for a weekend or summer home about two hours away
  • Retirees who want cooler summers, small-town living and four real seasons
  • Remote workers who want a mountain view (check internet service at each address)
  • Land buyers looking for acreage, a farm or unrestricted land to build on
  • Hikers, anglers, paddlers and anyone who wants national forest next door

It May Not Be the Best Fit If…

  • You need big-city shopping, nightlife or a major hospital close by
  • You don’t want to drive steep or winding mountain roads in winter
  • You need a long daily commute to Atlanta
  • You want a big, busy boating lake with marinas on every cove

Not sure? Chip will tell you honestly whether Rabun County, or a nearby area like Western North Carolina, fits what you’re after.
